Avoiding Foreclosure

Warning signs that you may be approaching foreclosure:

Has your financial situation changed due to a mortgage payment increase, loss of job, divorce, medical expenses, increase in taxes or other reasons?

  • Is your credit card debt becoming unmanageable?
  • Are you using your credit cards to buy groceries?
  • Is it becoming difficult to pay all your monthly bills on time?

If that describes your situation, foreclosure may be closer than you think.  Most people think they have lots of time, but once the foreclosure process starts it happens quickly and your options are limited.  Don't wait - get help before you are faced with foreclosure!

  • Priority One - determine to seek assistance now, not later!
  • Priority Two - go to the HUD website.  There you will find a wealth of information on how you may be able to avoid foreclosure.  Acting quickly is of the utmost importance to maximize the potential of keeping your home.
  • Talk to a HUD approved housing counselor (link at the HUD website), or call them directly at (800) 569-4287 to find a counselor. 
  • Call the HOPE NOW Alliance at (888) 995-HOPE.
  • Ask questions - don't give up until you know the answers.  If something doesn't sound right, it probably isn't - find someone else to talk to.
  • Explain your situation to your lender now!  They may be able to help, and if they can't help, they will tell you.  It is better to know now than at the last minute.
  • Beware of foreclosure rescue scams!  Don't just search the web or respond to an email - start with HUD!
